About the apartment

  • It is possible to choose the finish of the apartment at the initial phase of project construction. We offer five different finish collections, so that every potential apartment owner can find the most suitable finish materials and plumbing accessories. Sales consultants will inform you of the deadline by which you should choose the finish, and your choice is also specified in the apartment reservation agreement.

  • Yes, you can. It is possible to control the heat in each apartment. This allows you to maintain the desired temperature in each room separately. Heating costs are calculated according to the amount consumed because each apartment has its own individual heat meter.

  • The amount of sunlight in the apartment depends on its location in the building and on the particular floor – refer to the plan of each apartment for this information. The morning sun will shine in the apartments facing east while the west side apartments will enjoy the evening sun. Besides, the position of the sun depends also on the season.

  • Check out the available apartments on the website of each specific project. However, the most up-to-date information can always be obtained from our sales consultants.

  • The apartments are sold with full interior finish which includes wall painting, flooring, plumbing (bathroom and toilet equipment).

  • An operator will be selected according to the tender procedure at the end of the construction cycle – before putting the building into operation. Accordingly, the management fee will be known before the building is put into operation.

  • Specific utility costs will be known only before the building is put into operation. However, the project envisages provision of heating from energy piles (heating costs will be even lower), and AS “Rīgas Siltums” will also provide heat supply (an underfloor heating system with an individual mode). SIA “Rīgas ūdens” will provide water supply and sewerage services, while electric power will be provided through the operator and the selected cooperation partner. Utility costs are calculated by automatically reading individual meter readings; this means that apartment owners do not have to read and submit the meter readings themselves. Separate agreements have to be entered into only for additional services such as the Internet, television or security.

Apartment viewing

  • No, you can’t. It is not possible to view an apartment during the construction process. It will be possible to view the apartment only after the building is put into operation.

  • The project is planned to be completed by the 2nd half of 2025, accordingly, apartment viewing is possible after the building is put into operation.

  • Putting the building into operation does not mean that the keys are immediately handed over to the client. It is a technical process in which compliance of the building with the relevant building regulations is assessed. After putting the building into operation, it takes approximately one more month to fully complete all the work, and then future residents are invited to view their apartments.

Buying an apartment

  • Yes, you will. When you buy an apartment, you also get the undivided shares of the building and land.

  • No, you can’t. Currently it is not possible to buy an apartment with a lease-purchase option.

  • “Merks mājas” sales consultants recommend contacting the bank as soon as you have decided to look for the apartment of your dreams, to find out your credit possibilities and the amount of money you can count on for the purchase of an apartment. “Merks mājas” cooperates with the leading Latvian banks, and credit granting possibilities are also assessed during the construction phase of the project.

  • You start repaying the mortgage loan only after registering the property in your name with the Land Register. So, first the building is completed and put into operation, then apartments are registered with the Land Register, and a cadastral number is assigned to each apartment. Next, the client needs to enter into a loan agreement with the bank and a purchase agreement with us, and only after signing both agreements the property is registered in your name and you have to start repaying the mortgage loan.

  • When buying an apartment, it is necessary to take into account several additional fees: banking fee for the drawing up of a loan agreement or opening of an escrow account (if a mortgage loan is taken), fee for notarial services, fee for mortgage registration with the Land Register, as well as the fees related to the Land Register.

  • Any apartment (of the project under construction and of the completed project) can be reserved verbally by contacting and meeting our sales consultants. This reservation is valid for 5 working days. If the project is under construction, a reservation agreement has to be entered into after the verbal reservation. A reservation fee of 15% of the purchase price has to be paid within 5 working days. The purchase price includes the full transaction amount, including a personal parking place and a storage unit if you choose to purchase them. If the project construction is completed, you should enter into a purchase agreement after the verbal reservation.

Other questions

  • An apartment with full interior finish, including wall painting, flooring, plumbing (bathroom and WC equipment).

  • A personal parking place and a private storage unit should be purchased separately. The price and availability of parking places and private storage units should be specified with sales consultants. The client pays office and State fees, as well as the fee for notarial and banking services.

  • Surface and covered parking places will be available in this project. Private charging points for electric vehicles can be installed for an additional fee.
